Ranked list · Stability score
Most stable rental markets
The markets in the national top quartile for Stability, ranked. The Stability category of the City Market Score combines violent crime, property crime, rental vacancy, unemployment, property-tax burden and months of supply. Stability is the category that decides whether a spreadsheet survives contact with a tenant.
What this ranking is
1,079 of 4,812 scored markets meet the entry rule for this list (a Stability score of 60.8 or better, the national upper quartile, and a Confidence score of 70 or better). Across the 100 shown, the median Overall score is 53.6 out of 100 and 37 carry an A grade, so a strong showing on stability score is not the same thing as a strong market.
Read it with the trade-off. Stability is not free either: the top of this list runs a 4.9% median gross yield against 5.7% across all 4,812 scored markets.
Every market below links to its own page, where the same numbers are shown with their source, their as-of date, and the exact arithmetic behind the score. A ranking is a screen for where to look; it is not underwriting and not a recommendation.

Figures marked ACS come from the Census American Community Survey (5-year), because Zillow publishes no index for that market: an ACS home value is the owner-reported median, and an ACS yield is the median gross rent over that median. 36 of the 100 markets shown carry one. Where the Census publishes a median only as an open-ended range (“$2,000,000 or more”, “$3,500 or more”), the value reads as that range and a figure built on it as a bound (≥ or ≤, rounded outward, or a dash when two ranges push opposite ways); the ranking still sorts on the stored value: 1 of the markets shown. Each city page names the source of every figure.
