Ranked list · DSCR

Markets where a standard rental covers its mortgage

The markets where a market-typical rental, bought at the market-typical investor entry price with 25% down, produces enough net operating income to cover its own debt service. This is the shortest list on the site, and that is the finding.

What this ranking is

191 of 4,812 scored markets meet the entry rule for this list (a DSCR of 1.00 or better under the published market-level assumptions, and a Confidence score of 70 or better). Across the 100 shown, the median Overall score is 49.2 out of 100 and 16 carry an A grade, so a strong showing on dscr is not the same thing as a strong market.

Read it with the trade-off. Only 191 of 4812 ranked markets clear 1.00 under these assumptions. In every other market on this site, a 25%-down purchase at the market-typical price does not cover its own loan payment, which is the single most useful thing this dataset says about 2026.

DSCR here is a market-level scenario, not a property: the investor-entry price and typical rent for the market, 25% down at 7% over 30 years, with modeled vacancy, management, maintenance, capex, insurance and the local tax rate. Every one of those assumptions is published on the methodology page, and a real property will differ. Run your own numbers before you rely on it.

Every market below links to its own page, where the same numbers are shown with their source, their as-of date, and the exact arithmetic behind the score. A ranking is a screen for where to look; it is not underwriting and not a recommendation.

Figures marked ACS come from the Census American Community Survey (5-year), because Zillow publishes no index for that market: an ACS home value is the owner-reported median, and an ACS yield is the median gross rent over that median. 44 of the 100 markets shown carry one. Each city page names the source of every figure.
