Ranked list · Gross yield

Highest rental yield markets

Every market clearing an 8% gross rental yield, ranked. Gross yield is a year of typical rent divided by the typical home value: the cleanest single measure of how much rent a dollar of price buys, and deliberately the least forgiving one, because it says nothing about whether the market is growing. 8% is the landmark our own cash-flow research uses, not a threshold invented for this page.

What this ranking is

614 of 4,812 scored markets meet the entry rule for this list (a gross yield of 8.0% or better, and a Confidence score of 70 or better). Across the 100 shown, the median Overall score is 49.1 out of 100 and 13 carry an A grade, so a strong showing on gross yield is not the same thing as a strong market.

Read it with the trade-off. A yield ranking is not a quality ranking: 10 of the top 12 markets here are losing population. Read the Overall score and grade in the same row before treating a high yield as an opportunity.

Every market below links to its own page, where the same numbers are shown with their source, their as-of date, and the exact arithmetic behind the score. A ranking is a screen for where to look; it is not underwriting and not a recommendation.

Figures marked ACS come from the Census American Community Survey (5-year), because Zillow publishes no index for that market: an ACS home value is the owner-reported median, and an ACS yield is the median gross rent over that median. 49 of the 100 markets shown carry one. Where the Census publishes a median only as an open-ended range (“$2,000,000 or more”, “$3,500 or more”), the value reads as that range and a figure built on it as a bound (≥ or ≤, rounded outward, or a dash when two ranges push opposite ways); the ranking still sorts on the stored value: 1 of the markets shown. Each city page names the source of every figure.
